Consumer Protection-Home Warranties by Dennis Polyniak
Being a former airline and corporate pilot I am compulsive about details. When Graham Morland asked me to write for his website I was thrilled to team up with others who have more than just a commission in mind, Graham is a conscientious real estate professional who like me believes that consumer protection is high on the priority list when representing buyers or sellers of California Real Estate.
I sell home warranties for Old Republic Home Protection. Home warranties
cover the mechanical systems in a house, that is the
plumbing, electrical, heating, cooling and appliances. It is important to have
these systems covered because traditional home owners insurance does not
cover these things, only the damage which may be caused by their malfunction.
A good real estate agent knows that a home protection plan is the frosting on
the cake for buyers who have depleted their money resources getting into
their new home and can least afford to face replacing a furnace or other
major appliance soon after taking possession. Even though a property
inspection took place this does not always guarantee that an appliance or
system will last, but only states that they are working at the time of the
inspection. Your agent knows this and that is the main reason they insist on
a home warranty.>/p>
While home protection plans do have a small deductible, usually about $35
this certainly beats paying full price for a major appliance. Just imagine
having a $2000 furnace replaced for only $35. Your real estate agent knows
the value of this protection and that is why Graham asked me to provide this
information on this web site.
