The Importance Of a Home Inspection

There are two people who may need a Home Inspection: A Home Buyer and a Seller.

Buyers

Buyers need a home inspection, so they will have a better understanding of the condition of the home they are purchasing.

Sellers

Sellers also need a home inspection for a different reason. Sellers must disclose any defects or problems with the property they are selling. It is to the Sellers advantage to get a Home Inspection prior to putting their home on the market. It can eliminate the possibility of the Seller being sued by an unsatisfied buyer for rescission or damages.

If the Seller tells the Buyer upfront about the condition of the home and the Buyer goes ahead with the purchase of the home, there isn't any room for argument.

Having a home inspected shows that the Seller has made a reasonable effort to detect any problems, even those that he or she didn't know about.

There are several things that a Seller can do to make sure the Home Inspection report has fewer findings. The Home Owner can make basic repairs to the home, which will improve the Home Inspection report, such as:

  • Install a new furnace filter, vacuum all of the dust and spider webs in and around the furnace or hire a HVAC to clean and review the furnace.
  • Correctly strap the water heater. The straps are generally $15.00 at any hardware store and basically fairly easy to install.
  • Check all smoke alarms. You may be surprised to find out the smoke alarms do not work.
  • Caulk and seal all shower areas. This can be a time consuming job, but once it is done the bathroom will look much cleaner.
  • Clean the rain gutters on the roof.
  • Clean all of the debris from the roof, such as leaves, etc.
  • Cut back tree limbs to break contact with the roof of the house.
  • Make sure that the toilets are secure to the floor and do not move.

There are several other things that can be done depending on the home. Be sure to save all receipts of the work that you have done. You may want to show the Buyer that the work was completed and in good working condition.
