What is a Pre-Purchase Home Inspection?
A Home Inspection is an objective visual examination of the physical structure and systems of a house. The prospective homebuyer usually employs a Home Inspector. A Home Inspector works in the best interest of their client, the homebuyer. The basic intent of the Pre-Purchase Home Inspection is to provide the client with a better understanding of the home's components and systems, and to reveal the general condition of the home at the time of the inspection.
There are risks in buying a home. The Pre-Purchase Home Inspection can reduce these risks considerably.
What the Home Inspector will evaluate?
The Home Inspector will do a thorough check on the Outside Grounds, Exterior Roof, Heating and Air Conditioning, Plumbing, Electrical, Bathroom, Interior, Kitchen and the Structure of the home. A comprehensive written report is given to the homebuyer usually at the time of the inspection.
Attending the Inspection
Experienced inspectors feel that to maximize the value of the inspection and the comprehension of the subjective situations arising during an inspection, the buyer's attendance is virtually required. The Home Inspection evaluation can take between 2 - 3 hours. It would be helpful for the buyer to make a list of questions for the home inspector to ensure that all questions are answered. It would also be helpful to follow the inspector around and ask any questions you may have. A good Home Inspector will point out things as he or she goes along.
